As part of our commitment to ensuring our residents live in a safe, decent, and cost-effective home, we are currently carrying out a stock condition survey of all our homes.
The survey, which also looks at the energy performance of properties, is taking place over the next two to three years.
It consists of a visual inspection of the inside and outside of people’s homes and will assess the age and condition of the major components within the property, such as doors, bathroom, and kitchens, as well as external brickwork and roofs and windows.
The energy performance survey will allow us to calculate how energy efficient our homes currently are and enable us look at areas we can improve in future programmes.
Having a better understanding of our stock and assets through a programme of stock condition surveys, will enable us to make confident and informed decisions on where and how to invest in the future. We will be able to ensure that our properties continue to meet and exceed current decent homes standards.
This will allow us to reshape our planned investment programme to reduce over demand on the responsive repairs service and deliver a higher standard and value for money.
Understanding the energy performance of our properties will be vital in planning for the decarbonisation of our stock, as well as aiming for the government targets of having our homes at an Energy Performance Certificate level of C or above in the future.
