Residents Welfare

A strategy for vulnerable residents has been established to ensure that our policies and procedures are customer focused and flexible enough to sustain occupancy. We have identified our vulnerable residents by a full residents survey, and are taking steps to ensure they receive the appropriate advice, help and support.

Anti-Social Behaviour

Anti-Social Behaviour can be a destructive force within communities and have a severe effect on quality of life. That is why we are committed to ensuring our neighbourhoods are peaceful, safe and secure places to live. We have introduced new policies and procedures to respond promptly to residents concerns by liaising with local agencies.

Complaints

We welcome complaints as a tool for identifying service shortfalls and a three tier policy is in place. No complaints were investigated in 2006/7 by the Independent Ombudsman.

Social Housing Fund

Durham Aged Mineworkers Homes Social Welfare Fund was established to promote and facilitate social and welfare activities amongst the residents of Durham Aged Mineworkers Homes Association. The fund is managed by a Committee, made up largely of residents.

The fund is supported by various donations and by our annual Christmas Draw.

Any group of residents wishing to apply for a donation towards the cost of any social activity, e.g. coach trip, party etc., that they are organising, should do so in writing to our office at The Grove.

Social Activities

Residents have again been very appreciative of birthday cards, Christmas cards, Golden and Diamond Wedding presentations, and Christmas Gift Vouchers to residents over 90 years of age. Recently, holidays organised to Skegness and Blackpool and two resident party afternoons have been highly appreciated.

Disabled Adaptations

Many residents find increasing difficulty in maintaining their independence. Aids and adaptations can go some way to alleviating this problem, and we continue to work closely with Social Services to adapt our homes and make life a little easier for disabled residents.

Funding for Disabled Adaptations from the Housing Corporation is no longer available, so a system of prioritising works has been drawn up following consultation with Durham County Council Social Services.

Under this system, the Association's priorities are:

  • Hospital discharge i.e. where someone can't return home because work needs to be carried out.
  • Toiletting
  • Mobility and access problems within the home or externally.
  • Bathing - we will assist the resident to apply to their local council for a Disabled Facilities Grant.
